The Assistant Property Manager is responsible for effectively computing, classifying, and recording numerical data to maintain complete financial records while assisting with leasing, marketing, and resident relations within the community. The role involves routine duties such as calculating, posting, verifying payments to vendors, processing resident rental payments, and maintaining property accounting records.
Key Responsibilities (Essential Duties and Functions):

Assist the Property Manager with leasing and administrative functions.
Verify certification for resident files; ensure compliance with federal regulations, Section 8, and tax credit guidelines.
Verify income eligibility and preferences, accurately compute family income.
Assist with tax credit evaluations, initial certifications, and recertifications.
Prepare contracts, lease agreements, income changes, reviews, housing assistance payments, and withholding documents.
Process rent payments, work orders, and purchases.
Assist in the daily administration of low-income housing.
Enforce all company policies and procedures.
Education and Experience:
Experience in low-income housing and tax credit programs, especially Section 8, is preferred.
Customer service experience in hospitality or a customer-facing industry is required.
Flexible and capable of assisting with all leasing and property functions.
Excellent communication skills, both positive and clear, with applicants and residents.
Accurate mathematical, spelling, and grammar skills.
Strong organizational, oral, and written communication skills.
Proficiency in Microsoft Word, Excel, and Outlook.
Problem-solving skills to address applicant and resident issues.
Work Environment/Physical Demands:
Work occurs in a clerical office setting, utilizing standard office equipment.
Requires sitting, bending, stooping, or standing as needed.
