Job Summary
The QS Manager oversees key quantity surveying tasks for residential building projects, including cost estimation, contract management, and budget monitoring. The role requires solid technical knowledge, site coordination, and the ability to support project delivery within cost, quality, and timeline requirements.
Key Responsibilities
- Prepare cost estimates, BOQ, and tender documents for residential building projects.
- Review drawings and specifications to perform accurate quantity take-off.
- Evaluate subcontractor quotations, negotiate pricing, and prepare comparison sheets.
- Monitor project budgets, cost control, and prepare monthly cost reports.
- Verify site measurements and support progress payment claims.
- Prepare and manage variation orders (VO) and cost impact analysis.
- Ensure contracts and documentation comply with company and project standards.
- Coordinate closely with site teams, suppliers, and project managers.
- Support procurement activities and verify material pricing.
- Guide junior QS staff when necessary.
Requirements
- Bachelor’s degree in Civil Engineering, Construction Management, or Quantity Surveying.
- 3–5 years QS experience with a contractor company, preferably in residential building projects.
- Strong knowledge of material costs, construction methods, and contract administration.
- Proficient in AutoCAD, MS Excel, and QS-related tools or software.
- Good analytical, negotiation, and communication skills.
- Able to visit and coordinate with project sites.
